I had a home listed in Fort Lee.  We had multiple offers.  The Sellers accepted one offer that was higher.  There was an initial good faith deposit of $5,000.  We had inspections, and a few issues came up, and they were given a credit of $7,000. We were scheduled to close in 6 weeks.  The mortgage commitment was due in Week 3.   A letter was sent from their attorney asking for an extension for their commitment.  Two days later, we recieved a letter asking for more time because the financing wasn’t going through, and they needed to apply for a Second Mortgage.  The Sellers’ knew that if they put the home back on the Market, it would be too long before we got to the closing.  The Seller’s Attorney gave “Time of the Essence”  In the state of New Jersey this is a law that gives the buyer 2 additional weeks to close.I immediately got on the phone, and called Past Buyers that had been interested in the property.  I knew this has to be done quickly so that the Seller’s wouldn’t lose any time.  I had a commitment for the Buyer’s within 3 days,  Title search, and survey rush with NRT title company, and Christopher Martone, The Buyer’s Attorney was right on top of the process every step of the way.  2 weeks to the day, We closed.    End result… Buyers happy, Sellers Ecstatic.
